    When we hear the word investment, the first thing that comes to mind is property and land investments. Many people dream of becoming a homeowner. Property is now considered to be somewhere to invest your savings, ensure cash return and make an investment. The main reason behind land gaining value is the increase in demand. Territorial factors and the dynamic of the area have an important role in the increase of demand. Some other factors are:

    1-BEING AN ISLAND
    Land is a limited resource on an island. As an island in the Mediterranean, residing, holidaying and investing here is quite rational due to its geopolitical location. When compared with other islands, investments are cheaper and the payback period is remarkable.
    2-INCREASE IN THE POPULATION
    Alongside the increase in the existing island population, people who relocate to the island from Turkey and other countries in order to work, have also made an impact on the population increase on the island.  In addition to this, universities play an important part in the country’s economy and cause a population increase at certain times of the year. There are many universities in all cities, especially in the capital city of Nicosia. When you consider housing needs of students, making investments will also have its advantages.
    3-A LARGE POTENTIAL IN TOURISM
    With a Mediterranean climate of 9 months of sun, together with warm, wet winters, tourists visit all year around. The island’s rich history and culture always amazes them. There are many 5 star hotels and touristic complexes. Overtime, these tourists and visitors from countries around the world have made different investments in the island. This factor has also had an effect on land value.
    4-A GROWING INTEREST FROM FOREIGN INVESTORS
    As of late, citizens from 3rd world countries, as well as Turkey, have been investing in property or land on the island. The most important reason behind this is that the prices in North Cyprus are lower than the prices of property on the South side. It is easier and cheaper to live on the island if the investor has an income in foreign currency. The latest projects aimed at foreigners have accelerated this project.
    5-THE TRNC BEING A SAFE PLACE IN REGARDS TO THE CORONA VIRUS
    The epidemic corona virus has negatively affected all areas of our lives. We have seen how the virus spread quickly and got out of control in highly populated cities. The TRNC has a smaller population and people took the necessary precautions, allowing the island to overcome the virus in a more controlled setting. When we consider all of these details, the idea of living on the island seems very appealing. This is also why the demand for land has increased.
